Client Overview: Bradnams Windows and Doors, established in 1977, is one of Australia’s most respected companies in the construction industry. They supply a range of products, but in particularly aluminium windows and doors which are manufactured at their main manufacturing plant at Boondall, approximately 12 kilometres north of the Brisbane CBD.
Challenge: Given extensive growth in demand within the residential and commercial construction sector, Bradnams faced capacity challenges at their main manufacturing and warehousing facility, located within the tightly held Brisbane North precinct. Given a long term lease tail at their main facility, the challenge was to source a suitable ancillary facility within close proximity to the main site, allowing for warehousing and certain processes to be relocated, increasing manufacturing capacity but also ensuring day to day operations and the conveniences of a single site operation were not lost to the business.
Solution: Bradnams ran an extensive brief with a target expansion size of 13,000sqm, within 10 radial kilometres from their existing Brisbane North location. Given the incredibly tight market conditions (sub 1% vacancy within the target geographic area), a strategic approach to identifying suitable options needed to be employed, with lease expiry data being critical to identifying potential accommodation solutions.
